Redevelopment Provides Transit-Oriented Urban In-fill Housing

One Maple Street is a 206-unit apartment community situated just west of Redwood City's downtown business district in the Franklin Street Redevelopment Area. The site is just south of Sequoia Station, a major commuter rail station that also contains 250,000 square feet of retail shops, restaurants, and services. A wide variety of floor plans were designed for this property to appeal to the target resident profile; single and married young executives and professionals, and to address the constraints of the property's irregular site, including railroad tracks along the eastern property line. Live/work lofts, townhomes, and conventional flats were configured into four courtyard buildings which conform to the existing urban street grid. The buildings feature regional Italianate and Mission-style design themes, drawing upon local icons such as the neighboring City Hall and Library. This mixed-use community capitalizes on its El Camino Real frontage by providing 10,000 square feet of resident-serving retail space. Although the development is relatively high density for predominantly wood frame construction, none of the apartments is on a double loaded corridor and all have outwardly facing views. All apartments offer balconies, gas appliances, large floor plans, and wiring to support home office and business requirements. Project amenities include a junior Olympic-size lap pool surrounded by a large sundeck and spa, as well as a club room, conference room, and fitness center.

One Maple Street is clearly a diamond in the rough. And its conception and successful entitlement reflect the creativity and persuasive determination that mark many of Thompson|Dorfman's projects. Located in a forgotten industrial sector of central Redwood City, the site sparked little local faith in a successful rebirth. But, driven by the growth dynamics of the Peninsula housing market, a strong team that also included the City, the Redevelopment Agency, and a large for-sale developer, persevered in jointly developing an innovative and appealing master plan for the 17-acre redevelopment area. In addition to the apartment community, this plan allows for the construction of 300 homes, 35,000 square feet of retail and commercial space, and nearly two acres of public parks. Gaining approvals for the plan was a complex, but ultimately successful process. The Redevelopment Agency provided vital support for site assemblage, entitlement, environmental review, and financial backing. Over time, the transit-oriented high-density, mixed-use aspects of the development gained the critical support of community leaders, environmentalists, and major corporations. The principals of Thompson|Dorfman contracted to purchase the site in June 1996 and managed the project until approvals were received in September 1999. Construction of the $45 million One Maple Street apartment community was completed in 2002.
